Money hungry politicians run all over the county raising property taxes by telling people their land was worth twice what it would bring. It gave them a price to brag about and dream about but never changed the real value of the land. By the way, I have a cat I will take $5000.00 for and if it don't sale by lunch I am going to take it to the pound.

We cannot get the price we paid 20 years ago, so hopefully you have been sitting on it more. Our land is beautiful but not worth the price with the house these days. We plan to just sit on it and give it to the grandkids when they grow up if they want it or not.

See, you can ask anything you want to if you just want a good feeling. But if you want to move it you will have to come to grips with reality.

If you're selling land you bought say 30-40 years back,you'll never get your money vested in it back. All the taxes paid over years i'd ask atleast $10.000 an acre even if it's cliffs & gulley's.

Realtors will tell you that you can get more for it than you really can, so you will let them list it Then you set on it until your contract is out. By then everyone that is interested will have their name logged into their system and they will expect to be paid commission for selling it. JMO That is why people think their land is worth so much. In reality it is only worth what someone is willing to pay.

Also, talk to your neighbors. They may be willing to buy the land just so's no one else does.

Location, Location, Location! And Luck! I would ask a real estate person to look at the land you are selling. You will be able to tell right away if you are sitting on something worth anything or not. They will show you what land is selling for where you are and give you a dollar estimate, Then you have to decide if you want them to sell it or if you want to sell by yourself.

tax value plus 300% seems to be the low starting price anymore,of course the people using this pricing structure also think a 2 inch turd is worth $1500.00

Depends on if you will do owner financing. The banks will not loan on land and if they do they wan't about 1/2 down.

If you get more than tax value you will be one of the lucky ones. We live in a depressed area.

Land is a tough sell right now. Hard to finance without a very large down payment. As someone said, location, location, location.

We tried for YEARS to sell several acres through a real estate company. It never sold for what they said it should sell for. Finally just took it off the marker. Still took a couple more years and just about had to give it away to finally sell it so we didn't have to pay taxes on it anymore. Good luck!
